In continuation of our last post on the subject, here are three more reasons that a home might fail to sell after it's been listed: 

1. Poor marketing. Many times during the listing process, agents try to cut corners by taking subpar photographs with their smartphones. Today’s phone cameras are very good, but they can’t accomplish what you can get from a professional photographer’s skill.  Most buyers start their home searches online, and since your listing photos are going to be their first impression of your home, you need to make sure your photos are as high-quality as possible.

2. Restrictive showings. You still have to manage your job and your personal life during the home selling process, which means that you’ll have to schedule certain things around them. However, you need to make your home available for showings when potential buyers are available; some buyers will start searching as early as 8 a.m. and continue until 6 p.m. Sometimes weather can play a factor in restricting your showings, but in general, try to be flexible with your schedule so that as many people as possible can view your home.


3. Losing sight of the end goal. When they receive negative feedback after a showing or if they get a lowball offer, sellers can sometimes take it too personally. Our job is to help you to see the process as a business transaction only and not to take criticism as a personal attack. If an offer comes in too low, treat it as a starting point; if the buyer won’t raise their price to a number you’re comfortable with, you don’t have to sell it to them.
