Here are some suggestions for maximizing the value of your on the market.


So you’ve decided to sell your home in today’s uniquely advantageous market—congratulations! You’re already halfway to winning big, but truly maximizing your home’s value in today's market will take some extra effort. Buyers are still being selective; you cannot just put a sign in your yard and expect to receive multiple offers and sell within the first few hours or days of going live. 


First, you will want to tackle some deferred maintenance. You are probably already familiar with that term. It refers to all those backburner issues you’ve been meaning to get to as a homeowner for what may seem like ages. Those could include adding caulk around a tub or shower, cleaning/dusting areas that are normally neglected, addressing wood rot around your home’s exterior, or replacing some deck boards. Get ahead of those issues before you list your home so that they do not come back to bite you during negotiations. 


You should also consider the condition of the paint inside and outside of your home. Applying a fresh coat of paint to areas that most deserve it can be a relatively easy and inexpensive way to breathe new life into your property.

Now that we’re heading into spring, you don’t want to neglect your yard. Buyers want to see green in your lawn, as well as anything pretty that blooms (fresh mulch and flowers are a must if you have a small garden). More specifically, you may want to explore the benefits of a new vapor barrier or other products that prevent the moisture level from getting too high.
