List Your Home for a Holiday Sale

Here are some reasons why now is the best time to list your home.

Over the past few weeks, we've been getting questions like: “Should we list our home now, or should we wait until spring?” We get this kind of question a lot around this time of year. In a traditional year, we would answer a little differently than we will this year. Because of the activity we're currently seeing in the market, the best time to list your home is right now. Don't worry about it being the holidays because there are still many buyers who are looking to purchase a property right now.

We currently have just over 1,400 homes for sale in the Greenville MLS, and in the last 30 days, we've sold 2,001. That means that there are less than 30 days of inventory in our market, and homes are selling quickly despite being in the holiday season. We expect this trend to continue over Christmas.

The other reason to list right now is that interest rates are low and favor buyers making decisions to purchase at a little higher price than when the rates increase. Rates are projected to increase by 0.5% by the middle of next year, and potentially by 1% toward the end of next year so buyers will want to buy sooner rather than later to take advantage of today's lower interest rates.

Finally, buyers who are searching for homes during this time of year are traditionally more serious about making a quick decision than those who are looking in the Spring. We currently have eight buyers right now who are ready to purchase today if the right property comes on the market. According to the National Association of Realtors, this winter will likely be the most active and strongest winter market since 2006. It is in your best interest to list now before prices start to level off.
