Why don’t homes sell after they’re listed?

There are six primary reasons, and in today’s video, we’ll share the first three:


1. Sellers pricing their home based on what they feel it’s worth instead of what the market data tells them it will sell for. Pricing is a skill that we agents learn over many years in the business. Overpriced homes are common in our market, and it’s important not to base your pricing strategy on what your neighbor sold their home for, what you think your home is worth, the number of upgrades you made, or what you need to sell for in order to afford the down payment for your next home. 


The most important thing we do when pricing a home is use market data, consider what the home will sell for, and price the home accordingly. Pricing is the most important home selling strategy, so you need to get it right from the very beginning. 


2. Too much clutter regarding personal effects. Homes naturally get cluttered over the years with personal items, and that’s fine. You live in the home, you see them every day, and it doesn’t affect you. However, when buyers visit your home, they want to see the home—not your things. This is why we always work with sellers to declutter their homes. You can store your clutter in a storage unit, stuff everything in closets, or store them at a friend or family member’s house. In any case, take some things out of your house to make each room look larger and more open and help the home “flow” better.

3. Neglecting cosmetic issues. Deferred maintenance items, such as not repainting or declining to stretch out the carpet, cause a home not to show as well. Thus, buyers immediately start subtracting value from it.
